Work on a long awaited rental housing community for adults 55+ will soon begin.

Two subdivision permits came before Town Council on Oct 15, related to the Wellings of Stettler project.

Wetlands Development Permit:

Nautical Lands Group has been working with Alberta Environment on a plan for a constructed wetland to the south of the project that would be used for stormwater runoff.

Council received a letter from the developer requesting a reduction in the security deposit for the cost of the site work.

Following discussion among council about housing needs in Stettler, the first permit was passed allowing for 50 percent of the security payment, instead of the typical full amount.

Stantec Engineering has estimated the cost of this work to be 2.1 million. Prep work on the wetland is expected to begin this fall, with full construction starting in the spring of 2025.

Housing Development Permit:

The second permit was a reapplication for the seniors residential development.
Under the developer agreement, the project is expected to be built over three phases.

Phase 1 consists of 117 units, to be built in a row housing style. A clubhouse is also in the plans for group activities.

The permit rezones the parcels to the south of 48 Ave from urban reserve to multi-unit residential.

It also reviewed the impact to the area water supply, sewage disposal & storm water management.

Finally, the application was also shared with community stakeholders & utility providers.

Wellings operates other 55+ communities in Brooks & Lloydminster, as well as in Ontario. Their business model focuses on accessible, low maintenance homes with added amenities.

Council noted after holding the groundbreaking ceremony in September 2022, it is nice to see the project get underway.
