Rezoning Bylaw Passes on Proposed Commercial Development

Town Council has approved third reading on a rezoning bylaw on two parcels in west Stettler.

An application has been before council to build a commercial strip mall with two restaurants & lease bays, as well as a quick-service restaurant with a separate drive-thru.

The lots at 7002 & 7010 50 Ave, are to the west of the Western Canada Lottery Corporation building.

Two public hearings have been held on the issue, as council chose to rezone the area under a “Direct Control Commercial Neighbourhood District” to have more say in stipulations on the property.

Now that third reading has been given on the rezoning bylaw, the applicant may submit a new application for a development permit.

If given final approval under a developer agreement, it would require appropriate lighting and screening from the public with fencing and other requirements.

The province would also need to conduct a traffic impact assessment on the area around Highway 12 to determine the appropriate configuration. 

Finally if approved, a developer agreement would state the applicant must ensure all conditions and improvements are approved by the Town of Stettler. 

Following the public hearing on Dec 3, administration reached out to affected landowners to address these requirements for the property.
