Public Hearing Set For Proposed Self-Storage Development

Stettler Town Council has approved first reading on an amendment to rezone two parcels of land in north Stettler as part of an application for a self-storage facility.

The applicant (Canalta Real Estate Services Ltd.) is requesting the properties at the corner of 46 Street (Hwy 56) & 51 Avenue (Hwy 56) be rezoned from C1 to C2 to allow for a self-storage business. 

Town administration also recommended that council rezone the remaining five C1-zoned lots along the north side of 51 Avenue, from 57 Street to 46 Street to ensure consistent zoning in the area. 

These lots are currently home to existing businesses that already meet the permitted uses and would not be impacted by the change. The rezoning bylaw will now proceed to a public hearing set for Aug. 19, 2025. 

Following the passage of second & third readings, a development permit application would go to the municipal planning commission for final approval.
