Commercial Development Proposal in West Stettler

A public hearing was held during September’s first council meeting on a proposed commercial business development in west Stettler.

An application is before council to rezone the area of 7002 & 7010 50th Ave, to allow for a drive-thru restaurant and strip mall.

The applicant stated they have franchises lined up for the development, which features two restaurants & lease bays in the strip mall, and a stand alone drive-thru building.

A handful of submissions were received from surrounding landowners in opposition to the project, concerned about the amount of traffic, noise & disruption it would bring to the area.

As 50th Ave runs adjacent to Highway 12 entering Stettler, a traffic impact assessment will be needed to determine the impact of this proposal. AB Transportation must also approve configurations to the highway access.

These conditions, plus adequate back lanes, noise & garbage containment will also be requirements of the development permit.

Council passed second reading on the rezoning bylaw, but decided to hold off on third reading until the conditions of the development permit are set.
