Stettler Town Council has granted first reading to a rezoning application that could transform a farm site on the east of of town into a multi-unit row housing development.
The plan envisions upwards of 200 units to be built across four phases at 4406 47 Ave, across from the Stettler Seed Plant.
While the rezoning passed its first reading on May 5, the project faces some planning challenges. The site is accessed via 47th Avenue, which currently lacks curbs & gutters.
Council noted the town may need to explore alternative access points, such as a potential connection through Homesteaders Park, to safely accommodate residential traffic.

The original home on the site, slated to become the project’s office, was the scene of a suspicious fire on May 2.
In light of the project’s scale, town administration recommended that third & final readings be withheld until the developer signs a formal development agreement.
Public Hearing Set
A public hearing on the zoning amendments has been set for June 2 at 6:30 p.m. at the Town of Stettler office & council chambers.Â
As stated, if council gives final approval, the applicant will be required to enter into a development agreement with the town to ensure that all required conditions & improvements are completed.Â
